The most common need is for a quicker lending solution than traditional lenders can provide. Credit, cash flow or property qualification challenges may also result in special borrowing needs.
Our loans are based primarily on the quality of the underlying properties and their loan-to-value ratios. We also consider the background of the prospective borrower. The collateral is typically real property which the borrower is purchasing or refinancing for the purpose of development or investment. All loans are secured by first trust deeds insured by reputable title insurance companies and have full loan documentation. In addition, borrowers normally sign personally guaranteeing the loan.
Most loans provide for monthly interest-only payments, with a balloon payment due at the end of the term. Typical loan terms range from six to twenty-four months.
